“A very good offer, and on the first day of the listing!” How often this statement, made by an excited seller, is followed by, “Maybe I should wait to see if something better will come in, since this one came so quickly.” My advice? Stay out of that trap! Treat the offer as if it had been received on the 90th day – because it may be the only one until then! Sellers should evaluate each offer on it’s merits, regardless of when it came in, and who sent it. The purpose of listing one’s home is to SELL it, and as quickly as possible. If you have a good offer, take it!
